A ground-level read on Concord single-family rents, home values, and tenant demand, and what the latest numbers mean for rental owners weighing hold or sell.
The market in July
Concord eased on both sides this month. Single-family rents slipped to a median near $3,226, down about 4% over six months, and the median sale price eased to $837,500, down about 7% from June. What stood out was speed: even with more homes on the market, 98 now, the typical home reached an accepted offer in about 14 days, two days faster than June. Softer numbers, faster sales.

What it means for owners
That combination reads as a market settling, not stalling. For a buyer, the lower entry price is real, but quick sale times mean a well-priced home still sells fast, so there is little room to wait once the right home appears. For an owner, those same fast sales protect your exit: a property priced to recent comparable sales is still selling in about two weeks if you decide to list. The eased rents matter less to that decision than the pace does.
