Median Sale Price, June 2026 (Alameda / Contra Costa)

A wider read across the East Bay this month, covering both Alameda and Contra Costa counties: where home values, time on the market, and seller activity landed in June, and what the added choice means whether you own, rent out a property, or are watching for the right moment.

The market in June

Sellers kept coming across the East Bay in June. New listings rose about 31% from a year ago in Alameda County and about 25% in Contra Costa County. That is a lot of added choice, and yet homes are still moving quickly. The typical home went under contract in about two weeks in both counties. In Alameda, where demand still runs ahead of supply, homes sold for a median near $1,355,000 and cleared at about 105% of their last list price. In Contra Costa, the median was near $950,000, with homes selling right around their last list price.

  • Median sale price: Alameda $1,355,000 (about the same as a year ago), Contra Costa $950,000 (down 2.6% from a year ago)
  • Median days on the market: Alameda 15, Contra Costa 14, about two weeks in both
  • Sale-to-list ratio: Alameda 105%, Contra Costa 100%
  • New listings in June: Alameda 666 (up 31% from a year ago), Contra Costa 783 (up 25%)

What it means

More choice is the real story. Buyers finally have room to compare, so homes that show well and are priced to recent sales still move fast and at or near their last list price, while the ones that reach for an optimistic number are the ones now sitting. If you own, that rewards accurate pricing and good preparation. If you are buying, you have more room to be selective than you did six months ago, though not on the best prepared homes. The market is calmer, not weaker.
