Median apartment rent (July 2026)
A ground-level read on Walnut Creek small multifamily rents, leasing speed, and tenant demand, and what the numbers mean for owners deciding to hold or improve.
The market in July
Walnut Creek apartment rents are climbing. Apartment-style units reached a median near $2,399 in July, up about 7% over the past six months, and they are leasing fast, with the typical two- or three-bedroom unit signing in about nine days. Supply is moderate, 103 available now against 41 new listings in July, so demand is comfortably keeping up with what reaches the market.
Key numbers (July 2026)
- Median apartment rent: $2,399, up about 7% over six months
- Leasing speed: 9 days
- New listings in July: 41
- Active rentals (2 and 3 bedroom): 103
What it means for owners
Rising rents plus quick leasing gives an owner real room at renewal. When units sign in about nine days at a higher median, the market is validating those rents rather than just being asked for them, so bringing a renewal up toward current market carries less risk here than it would in a flat market. The cost to weigh is turnover: an empty unit and make-ready work can erase a year of a modest increase. This month favors capturing the rent growth on renewals with tenants worth keeping, and being more deliberate about the ones you would not mind turning over.
